DESCRIPTION
This package introduces basic financing and leasing in commercial real estate. It is designed to support Residential Brokers as they transition into the Commercial Real Estate sector or add Commercial Real Estate transactions to their existing brokerage.
The Intro classes included are Intro to Financing 2 & 3 Flats + Intro to Leasing Commercial Real Estate
This first course introduces basic financing in commercial real estate transactions and includes a description of fundamental calculations used to finance commercial real estate properties. Income and operating expenses, including mortgage analysis, gross income, and cash-on-cash return will be defined and discussed. Due diligence mechanisms to assess property and market conditions will be introduced. Financing mechanisms and the role of the Federal Reserve Bank will be presented.
The second introduces basic leasing practices in commercial real estate transactions. It includes a description of typical clauses in real estate leases for a variety of commercial properties. Factors typically used in calculating gross rent and commission will be introduced.
